A full working day, every day, went into reading property listings.

Each one opened, the description read, and the fund's criteria checked against it by hand. Location, price range, property type, area, square footage. Five checks, on every listing, every day.

The criteria are narrow, so most listings never had a chance of qualifying. The only way to know was to read them.

Anything that did qualify was typed into a spreadsheet with the calculations run by hand, in parallel, with no shared record of what had already been reviewed. So the same listing got read twice and a new one got missed.

And the sites themselves fight back. Property portals block automated access aggressively, so every straightforward way in had already been shut down.

The shape of it: a whole working day spent so that at the end of it, somebody could make a phone call. The actual work started after the day was already gone.

A listing monitor watches several platforms at once, around the clock, and reacts the moment something new appears. The five criteria are applied before anything else runs, so nothing that cannot qualify ever enters the pipeline. Every platform that blocks automated access got its own way in, built for that site.

Then an analyst reads what the monitor found. The full listing page, the description, the specifications, the photo metadata. It pulls out the details that matter to an investment decision, cross references them against the fund's criteria to confirm the fit, and ignores the rest.

What survives lands in the spreadsheet already populated, with the calculations already run. Every row is a vetted opportunity rather than a candidate to go and check.
